During these past few years, thanks to the whole pandemic mess, homebuyers were 'pretty much talked out' of getting home inspections. Well, guess what? Once they did close, and moved in, homeowners were finding all kinds of problems with the house. So now they're in a real dilemma, they ended up in a bidding war to get the house so were over-extended with any monies they saved up and a sky high mortgage payment. Therefore, finding problems that are going to cost a lot of money to repair or replace, and there's no money left. Many of these issues are unsafe. A home inspection by Jim Salmon would have found a lot of these problems and added a value to repairs so the buyer would be well informed. 

Since the market is slowly starting to change, be sure to get a home inspection before you finalyze the purchase. Even if problems are found at least knowing about them is so important, especially financially. 

One quick story, someone put in an offer on a house out of state, sight unseen, except for pictures the realtor put in an ad. So Jim goes out of state to inspect this house. So many things were wrong. The actual description of the type of build of the house was incorrect, there was evidence previous high water levels inside, amatuer patching of exterior damage, rotting wood, old mechanics, shared systems, and on and on. Offer was pulled, the repair costs would have been over $100,000.00! Isn't that crazy?  Be smart, be informed before spending THE MOST MONEY in your life!
